Americans don't have a good memory, and even worse, most of them are company man for both evils.

Re: who ya got?
I don’t think so. People have long memories. Other than the Governator** do you remember the last three Republicans who won Statewide office in California? Was it within the last 20 years? The country overall is going through what California did in the 90s.

Re: who ya got?
Hmmmm. I have a 2nd home there. Freaking love that state.
My wife and I are counting the days until we can be full timers there.
It sucks that it is expensive to live there...but it isn't expensive because it sucks.

Re: who ya got?
First of all where in my post did I say “we’re all awesome”? I was merely observing that Republicans f-ed up so bad in the 90s that no one ha won Statewide office recently. Similar thing is happening across many states.
Second: We’re awesome. Morons down south notwithstanding, where they jumped the gun on reopening and ruined our hard-fought wins. Our Governor and Mayors have done a great job before and I hope that they do it again for the benefit of all.
Following up on jeeper - yes it’s expensive but not much more than other metropolitan areas

Re: who ya got?
They come into other states, drive up prices of real estate, push theyre values on everybody dump money into specific things and generally dont help the community in any other ways. They buy up land and price people out and drive local businesses out. All while blabbering on about how awesome california is.....great, glad its awesome...if its so awesome then stay there and leave us alone.

Re: who ya got?
It's a beautiful state, but it's getting worse and worse. There's already a mass exodus that has been going on for years and it's going to accelerate as more people try to avoid the high taxes, riot violence and the entitled attitude of many Californians. Taxes will be even higher for people who remain in the state, as the massive government is going to need more revenue from people leaving. Homes in California are going to gradually decline over the next 2-4 years, as they were in the same bubble they were in 2006. Banks are requiring 20% down and a 740 fico score as they know what is coming -- massive defaults.

In other words your position is that Californians are to the rest of the country as the USA is to the rest of the world.TDub wrote: ↑Sat Jul 18, 2020 11:33 am They come into other states, drive up prices of real estate, push theyre values on everybody dump money into specific things and generally dont help the community in any other ways. And if you can't come up with 20%, you really shouldn't buy it.

I wonder whether it’s worse when Californians push their values on everybody, or when Texans do it...twocoach wrote: ↑Sat Jul 18, 2020 6:09 pmSounds like what a lot of areas think of many Texans.TDub wrote: ↑Sat Jul 18, 2020 11:33 am They come into other states, drive up prices of real estate, push theyre values on everybody dump money into specific things and generally dont help the community in any other ways. Re: who ya got?
I never said someone should buy home without 20% and a 700 fico. This automatically rules out a lot of poorer buyers (especially black and hispanic buyers). Some might call it "racist" (I'm surprised some of you did not pin this as racism), but it's not. Jeep just admitted that this is how it should be. A buyer has 20% or they don't.
The banks relaxed their standards in 2016-2019, just like they did before the last crash. A lot of those people who bought homes with 3% down are going to lose their homes.

Re: who ya got?
All businesses are allowed to set their rates and prices to fit their risk comfort level. Our bank has been very cautious with mortgages since 2009; other banks with stupid amounts of profit and shareholders to answer to may have been willing to accept more risk.Walrus wrote: ↑Sun Jul 19, 2020 12:48 pm I never said someone should buy home without 20% and a 700 fico. With so many banks waiving payments on mortgages and credit card bills, fee and interest revenue is down. The tightness will last into the first half of next year or so but we'll get back to a more normal economy over time and hopefully won't have to overinflate it with fake success to get there.
Re: who ya got?
No, it just rules them out of getting a mortgage with those larger companies. There is a bank out there somewhere that would be willing to give just about anyone a loan. You just have to find them and be OK with their crummier rates.Walrus wrote: ↑Sun Jul 19, 2020 12:48 pm I never said someone should buy home without 20% and a 700 fico. Buying a home is a goal, not a right. If pursuit of that goal requires people to keep their credit clean and save their money then it's a win-win.
