Before you find investors you have to find an opportunity and bring it to them. Investors have no limit to the number of people willing to work for them. They are looking for opportunities/ideas and if they can't find them themselves, they need and are willing to pay someone to bring one to them. It's really that simple.

You need to leave the places that are already "opportunitied out" and look for the next great place. The only opportunities left to develop in the Fraser valley are way out of the realm of your pocket book and no one who owns any of that land needs your help to do anything with it.

You need to find a place where you could buy 20 acres for $20K that has water and then you can do what you think you want to do. I know a town that owns 90 acres and they are looking for someone to develop low cost housing. We are building structures out of mud there and we buy lumber direct from a mill that sells it rough sawn, cut from beetle kill pine at a big discount. There are opportunities out there at a price point where you could get involved.

But.....

....you are going to have to get out of your comfort zone, you are gonna hafta put some sweat equity in, you may have to work harder than you have ever worked in your life. And before you live the good life you may have to do some subsistence living.

but.....

...I will also say it may not suck more than your life right now and when you are 10 years down the road you may look back and be pretty pleased with what you have accomplished and think it was all worth it. Get some skin in the game mister.

Seriously, what do you have to lose? A shitty job and a shit filled apartment?

You know where to find us. Overlander will be making manhattans out back and I will be bringing BBQ from KC for the feasts. Defix can explain which end of a hammer to hold and how to run the table saw without losing a finger. There will be weed and beer in the Spud Lounge at happy hour when we are all too tired to work any more.

In theory what happens in this scenario is sort of simple....those restaurants begin to pay higher wages to entice people to work which also helps those workers afford housing in that area. You're in the middle of the evolution of your area. It takes time for it to catch up to the crazy growth part of Colorado are experiencing and will continue to experience.

The reason one would wanna renew is cuz there’s often zero available housing otherwise.

Locals rely mostly on word of mouth, cuz if it’s posted online anywhere, suddenly a bidding war breaks out between yall.

Trust me, no one wants to rent from a delinquent landlord.

I’d suggest that renters putting up with deadbeat landlords is just some market reality, but I don’t wanna be accused of making anything else up.
We have a glut of apartments here so no doubt your situation is different.

I have never attempted to live in a high demand area so I have no frame of reference to rely on. I have some experience dealing with an asshole landlord. We came home from the store one day and tried to open the back door to our rented house but couldn't push the door open. The cabinets on the wall in the kitchen had all fallen off the walls and were laying in piles on the floor along with our broken dishes and containers of food. The owner had us put the stuff on the back patio to await the insurance adjuster, which took nearly a month. It was a sticky, nasty mess that only the local raccoons enjoyed. We also had numerous sewage floods in our basement that damaged our property.

We didn't renew our lease.

The t-shirt shop in Idaho Springs was offering cashiers $20
an hour to poke a cash register and they hadn't filled the job. AR some point, employers won't be able to afford what workers want and visitors will stop coming to the area.

We are selling our condo in CO because it is too crowded and too expensive to visit at a frequency I would like. If prices continue up to climb then others will do the same and a correction will occur. It just isn't there yet.

I will introduce you to Max. He will likely be having an annual Memorial Day party at the family "ranch" there southwest of Saguache. It is really a 100 year old miners shack out in the middle of 200 acres of wooded eden. The hippie chicks outnumbered the doods playing acoustic guitars on Memorial Day by a count of 3 to 1. They are all about your age. I met a very cute hippie girl from Glenwood Springs who fly fishes and is a masseuse and yoga instructor. She was so cute I gave her directions to my secret fly fishing spot past Hell's Gate, so she runs up there now when she is in the valley visiting Max and his girlfriend. You could be invited to that Memorial Day party every year. Who knows who you would run into. Max appears to be an awesome wingman, if I were in the market for one.

In the long run you only need one hippie chick, you can't afford more than that at this point.

You're not really asking for equality fwiw. Equality is everyone having the same right to live/own property in an area (even people with more money than you).

You want some people not allowed to live/own property there so that you can afford to live somewhere nicer than you live. That's not equality. That is some bizarre entitlement to an area.

And i know there’s a hell of a lot more issues with inequality in a hell of a lot more parts of the world.

But, even thought I don’t intend it to, the whole discussion keeps focusing on me. (At least I know a few places that are still rent free)

But yeah, I’d be thrilled to figure out a career for which I can address inequality issues across the globe.

But for now, I can’t even discuss inequality on a goddamn message bored without all you capitalist pigs trying to shout me down first.
