I should add that I would love to see the democrats actually run a guy that is more honest and that people are excited about. RFK Jr. could have destroyed Trump in a debate. But the problem is, every single one of them is part of the same fabric that people are tired of. They need a Vivek.

There are no current plans to replace Biden "very late in the year".
Even if there was, the two people you mentioned (Newsom / Obama) would have to want to be on the ballot. What makes you think they would?
I don't know why you used the word "changelings" but yes, there are other people who would be considered (and asked if they were interested) if Biden were not to run.

Speaking of what happened in Los Angeles in 2008-2012, it wasn't a crash in one year. Declines of 10-15% happened many years, which some areas dropping 20% in 2009. After 5 years of declines, that's when you can say it "crashed". Real estate moves slow, but it does move.
