Oh wait, I see now that they used median for income, and average for home price, which is really intentionally misleading.

Average makes the numbers on that graphic higher than it would be if they used median.

I guess I could look it up, but given it was mentioned here I am guessing someone already knows.
Qualified vs. Ordinary

Anyone know in simple terms the qualifications needed to meet the IRS terms for being deemed "qualified"?

It literally answers the questions/debate that has encompassed this thread lately. Yet, I bet no one listens to it in order to educate themselves on the topic.

I just saw a headline on Bloomberg that I can’t read cuz subscription paywall, but it’s called “America should become a nation of renters: the very features that made housing an affordable and stable investment are coming to an end.”

To be honest, I don't listen to podcasts let alone 27 minute long ones. If the same information was provided in written form, it would cut out the extra junk and take 5 minutes to read. I just don't have 27 minutes to give to the topic.

This message brought to you by the Landlord's Association of America. I just saw a story on our local news last night about people struggling to find affordable housing to rent. What they rented three years ago for $750 now costs them $1100-$1200 and their pay had only gone up minimally.

Renting is equivalent to throwing money in a fire every month.

I understand there are times and situations where it is necessary and even, preferable...but most of the time you should do everything you can to own and build equity.

I wonder how many folks rent instead of own as a matter of choice.

I know several....i do not understand their logic

Also...if you can swing 1100 rent payment.....you can afford a mortgage. Hardest part is that down payment...though there are ways Round that as well.

“Why pay my own mortgage when I can pay someone else’s for them!”

But the issue is, paying $1100 a month rent for years does not convince a bank you can afford an $800 a month mortgage.

Not to mention that whole down payment thing.

I tend to agree....but property taxes and homeowners insurance are sort of throwing money away too.

I can envision some scenarios where renting absolutely makes more sense.

How long you've rented is irrelevant. Banks decide your credit worthiness for a primary residence solely off your tax returns and credit report.

Sure. But those are dead costs. At the end of the day sell your house and you will have something.

Your lease is up...you have nothing.

Yeah, like I said, it does not convince them.
