Dont need a basement. Just a crawlspace with insulation on the piping. Or attic piping with insulation and a freeze heater/heattape.

Texas contractors just skimp on this stuff because this is a once a century event. Its probably not even in the code there.
Do ya'll (my Director is from TX), have tornado shelters? Seems TX and OK and anywhere along the South get more tornados than KS and MO or the upper mid-west. If you don't have basements, where do ya'll put your mancaves?

speaking of...just outta curiosity i looked at snowmobile rental options (half day)

crazy expensive, imo (like $500 for a half day, i think), but it was up in the Park City area

Currently 40 degrees with plentiful sunshine. Compared to last week, it feels almost tropical.
Practically shorts and t-shirt weather.
Sure would be nice to live somewhere that I felt 40 degrees was brutally cold - instead of "warm".
One advantage to not being a house owner in the suburbs is that I don't have to worry about how all the melting snow is going to fuck things up.
